As Architects, we can work through the full RIBA Plan Of Work advising from initial ideas, guiding through the complex Statutory Approvals process, assisting on site and be there through to the end to ensure projects are realised and managed professionally and Contractually.
Our Key Packages can be tailored to suit your needs, previous experience and degree of involvement, working alongside other Consultants and Contractors to provide the level of information and services required.
Typically, we work through four major Stages:
The Ideas Stage...
We will work with you to help generate a brief for your project - to understand your home and lifestyle, any shortcomings of your current property and how good Architecture could improve this.
If you already have your own thoughts we can test and challenge these and demonstrate how they could be realised, or if you are lost for inspiration or unsure what the solution could be we can offer our thoughts and expertise.
We will explore accommodation and spatial requirements, any sustainability aspirations, conservation, planning and budget constraints, undertake a site appraisal and collate into a feasibility study.
We will then produce a digital model of the existing building or site, appraise the options available, develop and refine proposals toward a finalised layout and with regard to Building Regulations and any other specialist Consultants to give more detailed appraisal of the spaces, material specifications and budget.
If appropriate, we can prepare packages for a "Pre-App" Planning Application to test the viability of the proposals or for a Quantity Surveyor to produce a Cost Plan to give more cost certainty.
Including Conservation Area and Listed Building Consents and Permitted Development Rights.
A Planning Submission, and hopefully resultant granting of Planning Permission is the first major milestone and Statutory Approval of a Project.
We can produce all required Architectural drawings and information and work with other Consultants to co-ordinate any specialist supporting documents if required. We have extensive experience of National and Local requirements across a number of Planning Authorities and endeavor to fully support any application to achieve the desired outcome.
A Building Regulations Plans Submission, and hopefully resultant granting of Plans Approval is the second major milestone and Statutory Approval which, along with the submission of an “F10 Notification” to the HSE, is required for construction work to begin.
We can prepare technical design and supporting information in collaboration with the other Consultants sufficient for the purpose of a Building Regulations submission - the scope of which can be tailored to your requirements depending on the procurement route, your level of involvement and needs of the Contractor. Again, we endeavor to fully support the approval process and assist in overcoming any challenges.
In addition, further information can be provided to develop internal finishes & joinery, specialist building services, interior and landscape design.
We can assist in your selection of a Building Contractor through a formal Tender process and putting in place a Building Contract.
Once on site, our level of service can again be tailored to your needs – ranging from acting on your behalf in administering the Contract and payments to the Contractor through assisting with site queries and additional details to full Project Management or Client support services.
Our final role is the handover process, ensuring completion certificates are provided, defects are rectified and that the building is performing as planned.
